Radon Testing Instructions in accordance with the EPA and the state of Iowa Health Department
Home Owners are required to: 1. Maintain closed home conditions for 12 hours prior to the test onset and during the 48 hours (minimum) that the test is being conducted. *Closed home conditions as defined by Iowa and the EPA means that all windows must remain closed. A walkout basement door should be treated as a window (if possible). Residents may continue normal coming and going out of the dwelling. Doors must not be left open however. 2. Home owner or their representative is required to sign a state of Iowa Non -Interference Radon Contract.
Spring and Fall Iowa weather conditions pose an additional concern during a real estate radon test. High winds or excessive rain may invalidate the results and required the test to take an extra 24 hours or so.
The EPA action real estate value is 4.0 (EPA protocol average). The EPA and Iowa recommend that any rating 4.0 or above should be addressed for mitigation. A home owner or home seller, are never required to install a mitigation system, it is merely a recommendation.
